Bridging finance is a short-term loan, typically secured against property, used to “bridge” a gap in funding — for example, when buying a new property before selling an existing one, or when quick access to capital is needed and a traditional mortgage would take too long to arrange.
Bridging finance can be regulated or unregulated depending on the purpose of the borrowing, the property and your circumstances.
Most bridging loans run from a few weeks up to 12–24 months, though some lenders offer terms up to 36 months. They’re designed to be short-term and are usually repaid (“exited”) once a longer-term finance solution or sale completes.
One of the main appeals of bridging finance is speed. Funds can sometimes be released in as little as a few days to a couple of weeks, compared to the weeks or months a standard mortgage can take, though timing depends on the lender, valuation, and legal work involved.
Common uses include buying property at auction, breaking a property chain, funding a renovation or development before refinancing, purchasing land, resolving a short-term cash flow issue, or paying an unexpected tax bill.
A closed bridging loan has a fixed, agreed repayment date, usually because an exit (like a sale completion) is already set. An open bridging loan doesn’t have a fixed repayment date, though most lenders still expect it to be repaid within 12 months and will want a credible exit strategy.
This depends on the value of the security property and the lender’s loan-to-value (LTV) criteria — often up to around 70–75% of the property’s value, sometimes higher against additional security. Some lenders also consider the value after works (GDV) for refurbishment projects.
The exit strategy is how you plan to repay the loan — for example, selling a property, refinancing onto a mortgage, or receiving funds from another source. Lenders will assess how realistic and reliable this plan is before approving the loan.
Credit history matters less than with standard mortgages, since lending decisions focus more on the value of the security property and the strength of the exit strategy. That said, some lenders will still review credit history as part of their overall risk assessment.
